Multi-unit Properties
- 24-unit gut renovation – Marshall Heights (SE) – replaced all systems (including new 2” water service), minor floor plan modifications, all new fixtures and finishes
- 4-unit gut renovation – Eckington (NE) – converted vacant building to condos
- 4-unit extensive renovation – Trinidad (NE) – renovated vacant apartment building
- 4-unit (after adding two additional floors) – Columbia Heights (NW)
- 2-unit renovation – Columbia Heights (NW) – opened kitchen to dining area, replaced kitchen and baths in upstairs rental unit.
Owner-occupied properties (houses and condos)
- Row-house with in-law apartment – NOMA (NE) - replaced all plumbing (including ground work and 1” new water service), all electrical (upgraded to 200A service), all mechanical (3-zone A/C, high-efficiency combi boiler with indirect-fired storage for radiator heat and domestic consumption). Replaced 17' load-bearing wall with LVLs for open kitchen. Reframed addition, added a bathroom and a kitchen, expanded a basement toilet area to a 3/4 bath, and gutted remaining bathroom to studs for redo. New roof, insulated roofline and exposed exterior walls with icynene spray foam. (Unusual project in that clients' focus was on insulation and in-wall quality, with extensive re-use of salvaged and other used materials for finishes.)
- Row-house with finished basement – Petworth (NW) – new bathrooms, kitchen, electrical, mechanical. Reorganized kitchen and opened to dining room.
- Row-house with basement apartment – Mt. Pleasant (NW) – conducted in three phases. Phase 1 (2008): In main unit, replaced all above-slab plumbing, all electrical, new A/C system, insulation (icynene), drywall. Replaced one bathroom. Opened kitchen to dining room.
Phase 2 (2009): Converted unfinished basement to rental apartment. Replaced all groundwork, separated electrical service, added kitchen, full bathroom, separate laundry.
Phase 3 (2012): entirely rebuilt first floor of two-story addition to remove two load-bearing walls, shore up second floor, and replace rear wall with 4-panel patio door plus additional full-height all-glass door. Extended kitchen (from phase 1) into new space to match.
- Condo gut renovation - Dupont (NW) - changed floorplan, replaced all fixtures and finishes, updated electrical.
